GENERAL
概述
 
Refer to Section 4.1 back-of-the-house areas general requirement.
参考4.1章节后台区域的一般要求。
 
Staff facilities must meet all requirements of local authorities, local customs and labour organizations, and must provide standards comparable to existing hotel competing in the same labour market. Also, recognize the fact that additional competition will usually appear within a few years of the completion of a new hotel.
员工设施必须满足全部的当地主管部门、当地风俗习惯以及劳工组织的要求,并且要提供可以与在同一劳工市场竞争的既有酒店相比较的标准。另外,还要认识到在新酒店竣工后几年以内,一般将会出现新的竞争。
 
For China hotels, the manning ratio for primary city hotel is 1.4. And for secondary city hotel is 1.6 respectively. The proportion of male : female staff count is 40 : 60.
中国的酒店,主要大城市酒店的人员配备率为1.4,二级城市酒店的人员配备率是1.6. 男女员工的比例为40:60.
 
4.4.1 LOCKERS AND TOILET ROOMS
4.4.1 衣帽间和洗手间
 
The number and size of the various locker and toilet rooms required will be specified in the programme.
各个衣帽间和洗手间的数量和规模应该在酒店规划里进行说明。
 
As a general standard, the areas are based on the following formula:
一般的标准,其面积按照下面的公式确定:
Number of room keys x manning ratio x 1.2 m²
房间钥匙数量x人员配备率x 1.2 m²
 
These requirements are based on conditions existing at the time of the survey. Locker rooms must be planned in a flexible manner, so that capacities of adjacent locker rooms can be easily adjusted to accommodate changing labour conditions.
这些要求是建立在测量时的既有条件的基础上的。衣帽间的设计应该有足够的弹性,这样相邻的衣帽间可以方便调整,以便适应变化的用工条件。
 
In general, the locker rooms are divided into two divisions, as listed below
(specific requirements on number of divisions are tabulated in the individual area programme as issued by SLIM).
一般来说,衣帽间应该划分为两个区域,如下所列:(具体的分区数量要求,见SLIM颁发的单个区域规划中的表格)。
 
a.Male Staff Locker Room.男员工衣帽间。
b.Female Staff Locker Room.女员工衣帽间。
 
Local custom or regulation in some locations may require more locker room sub- divisions, resulting in a larger number of smaller rooms. The architect will be advised of such requirements by SLIM, if he is not already aware of them.
当地的风俗习惯或一些地方的规程可能会要求更多的衣帽间分区,这样就会出现房间变小、房间数量增加的情况。 如果建筑师不了解这些要求,SLIM会给予提示。
 
 
 
 
The entry to each locker room area shall be through a vestibule, arranged to provide effective screening from adjoining areas. Toilets shall be so located that they can be entered directly from shower and locker rooms, and can be entered also without passing through the locker area. For safety reason, second exit should be provided.每个衣帽间区域的入口处应该设置一个玄关,用来做为与相邻的区域的屏障。可以从淋浴室以及衣帽间直接进入洗手间,也可以不经过衣帽间区域就进入洗手间。为了安全,还应该提供另一个出口。
 
Cleaners' closets shall be conveniently located and shall follow standards established for public toilets.
清洁工橱柜应该设置在方便的位置,并符合公共卫生间的标准。
 
4.4.2 MALE STAFF LOCKER ROOM AND TOILETS
4.4.2 男员工衣帽间以及卫生间
 
Full height metal lockers, 300mm(W) x 515mm(D) x 1790mm(H) with top and bottom ventilation slots on door, numeric pad lock, outwardly sloped top, stainless steel handing rod at 1700mm AFFL, shoes compartment in bottom.
 
(overall size is based on standard purchase item criteria), color to be approved by SLIM. If metal lockers are selected, a 100mm concrete plinth in matching floor finish is required to avoid rotting the metal.
全高金属更衣箱,300毫米(宽)¡Á515毫米(深)¡Á1790毫米(高),门的顶部和底部都设置通风槽,数值键盘锁,顶部向外成坡型,不锈钢手拉杆在1700毫米AFFL高度,鞋柜在底部。(整体大小根据标准采购物品标准确定),采用的颜色要经过SLIM的批准。如果选用金属更衣箱,要求设置100毫米的与地板表面适配的混凝土底座,以便避免腐蚀金属。
 
 
 
No closed grid ceiling panels for the staff lockers area is preferred to prevent hiding stolen items.
在员工衣帽间区域不建议采用关闭式隔栅天花板,这样可以防止有人藏起偷来的物品。
 
In some locations, local labour laws and regulations may require larger or different size locker facilities. The architect shall satisfy such requirements which exceed the standards herein specified.
在某些地区,当地的劳工法律和规程可能要求更大的,或者不同尺寸的更衣箱设施。建筑师应该满足这些超出了这里规定的标准的要求。
 
A 300mm depth bench on pipe legs fixed to the floor shall be provided down the centre of the aisle between lockers.
在更衣箱之间的过道中央,设置固定到地板上的采用管腿支撑的300毫米深的板凳。
 
Arrangement of lockers shall be such that security personnel can observe all areas conveniently, with no cul-de-sacs in which persons can hide from surveillance.
更衣箱的布置,应该让保安人员可以很方便地就观察所有的区域,不应该留有可以藏人,而且不会被监控发现的死胡同。
 
Locker Area Finishes衣帽间区域装饰:
a. Floors: Homogenous tiles. Colour selection to be approved by SLIM.
地板: 同种地板砖。颜色需要经过SLIM的批准。
 
b. Base: Vinyl skirting
基础: 乙烯墙裙。
 
c. Walls: Emulsion paint. Color selection to be approved by SLIM.
墙壁: 乳胶漆喷涂。颜色需要经过SLIM的批准。
 
d. Mirrors: Near exit from locker rooms, install full-length mirror to provide each staff with a view of his complete appearance as he leaves the room
镜子: 在衣帽间出口附近,安装一人高的镜子,使每个员工在离开衣帽间的时候都能看清楚自己的整体形象。

In appropriate locations, provide a shelf and mirror with good lighting, to enable staff to groom properly.Outlets for electric shavers to also be provided.
在适当的位置,设置架子和镜子,并提供良好的照明,使员工可以整理仪容。还应该提供电动剃须刀电源插座。
e. Ceiling: Emulsion paint painted structural slab and mechanical ducts and piping. SLIM to approve ceiling concept and finishing.
天花板: 乳胶漆喷涂结构板以及机械管道。天花板的概念和装饰需要经过SLIM的批准。
Number and type of sanitary fixtures shall be in proportion to the number of lockers approximately as follows:
卫生洁具的数量和类型,应该与更衣箱的数量成一定比例,如下所示:
 
• One water closet per 60 lockers with a minimum of 2.
每60个更衣箱配备一个抽水马桶,最少配备2个抽水马桶。
 
• One urinal per 50 lockers with a minimum of 2.
每50个更衣箱配备一个小便器,最少配备2个小便器。
 
• One wash basin per 50 lockers with a minimum of 2.
每50个更衣箱配备一个洗手盆,最少配备2个洗手盆。
 
• One shower per 40 lockers with a minimum of 1.
每40个更衣箱配备一个淋浴,最少配备1个淋浴。
 
In some locations, some or all of the WC fixtures must be of the Eastern, or Muslim type. This requirement will be established in the Area Programme as issued by SLIM.
在某些地区,部分或者全部的厕所装置必须是西式的,或者是穆斯林式的。这个要求将在SLIM的区域规划中进行说明。
 
Toilet enclosures shall have a minimum width of 800mm and depth of 1350mm. Enclosures shall be of an approved standard metal type with baked-on enamel finish, laminated plastic covered doors and chrome hardware, unless procurement difficulties or local regulations require different materials or a special design. In any case, materials shall be impervious and easily cleaned and maintained. If masonry partitions are used, with ceramic tile finish, all corners and bases shall be coved, for easy cleaning. Provision for at least 2 western types W.C. is required for each changing room.
厕所隔间的最小宽度为800毫米,最小深度为1350毫米。隔间采用批准的标准金属制成,表面为烤瓷面。除非购买困难,或是当地规程要求采用其它的材料,或是有特殊设计,否则将采用涂塑门以及铬合金五金件。在任何情况下,所采用的材料都应该是不渗透而且易于清洁维护的。如果采用砖结构隔断和瓷砖表面,所有的角落和基础都应该是椭圆形的,以便清洁。每个更衣室最少需要设置两个西式冲水马桶。
 
Basin and urinal fittings should not be hand-operated. Sensory operated fittings should be considered due to hygiene and water conservation.
洗手盆和便器装置不应该是手动的。因为卫生和节约用水的原因,应该考虑采用感性式操作装置。
 
Toilet Room (Wet Area) Finishes:
洗手间(湿区)装修:
a. Floors: Non-Slippery Homogenous tile, sloped to floor drains.
地板: 防滑同类瓷砖地面,成坡面顺到地漏。
b. Walls: Glazed ceramic tile with coved base.
墙壁:釉面瓷砖,椭圆形基础。
c. Mirrors: Continuous copper-backed mirror across full width of lavatory batteries, extending from shelf units above lavatories to a height of 1850mm above floor.
镜子:连续背面覆铜镜子,与洗脸盆池同宽,高度超过架子组件,从地面算起高度为1850毫米。
d. Ceiling: Washable ceiling tile on exposed metal grid.
天花板:在外露隔栅上设置可清洗天花板。
 
Shower and Dressing Rooms shall have Non-Slippery Homogenous tile floors, sloped to floor drains, glazed ceramic tile coved base and walls, and an exposed grid suspended washable ceiling tile. Provide towel and robe hooks in Dressing Room above wall benches on one side and a mirror.
淋浴和更衣室应该设置防火同种瓷砖地面,顺坡向地漏排水,釉面瓷砖椭圆形基础和墙壁,明装隔栅可清洗吊顶天花板砖。 在更衣室的一侧靠墙板凳上方设置毛巾和衣物挂钩,并设置镜子。

Stainless steel hairline finishes units or equal as follows:

•Single toilet paper holder in each WC enclosure.

Entrance doors to Locker Room through vestibule shall be 900mm x 2100mm x 45mm solid core wood doors with enamel finish, equipped with closers, push plates, pull plates, and kick plates. Outside door shall be provided with a dead lock, keyed under Housekeeping’s Grandmaster Key, to lock up area when performing mechanical repair work.
穿过玄关进入更衣间的入口门应该是900mm x 2100mm x 45mm磁漆表面实心木门,并配备有闭门器、推板、拉板以及踢脚板。 外面的门应该配备死锁,钥匙由后勤总管管理,可以在进行机械维修工作的时候,将该区域锁起来。
 
Electrical
电气
Design lighting to provide general level of illumination, with locker room lighting fixtures properly spaced over aisles between lockers.
Provide an electric razor outlet in connection with each battery of lavatories, and convenience outlets for cleaning machines.
设计照明装置提供一般水平的照明,更衣间的照明装置,应该按照适当的间隔设置在更衣箱之间的过道上方。设置一个电动剃须刀电源插座,并与洗脸盆的的电池连接,另外还应该为清洗机械设置方便的插座。
 
HVAC

Provide positive ventilation in accordance with SLIM Standards.

In addition to plumbing connections to all sanitary fixtures, provide floor drains as required throughout.

Provide a staff wall telephone in the locker area.

4.4.3FEMALE STAFF LOCKER ROOM AND TOILET
4.4.3女员工衣帽间以及卫生间
 
Same requirements as for Male Staff Locker Room, except number and type of sanitary fixtures shall be in proportion to the number of lockers approximately as follows:
与男员工衣帽间的要求相同。但是,卫生设置的数量和类型,应该与更衣箱的数量大致成以下比例:
 
 
•One water closet per 40 lockers with a minimum of 2.

Provide sanitary napkin dispenser, recessed or surface-mounted next to each towel unit, and individual disposal unit in each WC enclosure.
在每个厕所隔间设置卫生棉架,一般为凹进式,或明装在每个纸巾装置的旁边,并设置单独的处理装置。
 
Provide minimum 2 western type staff toilets in the staff changing rooms. ( 2 each for both male and female )
在员工更衣间内设置最少两个西式的员工洗手间(男用女用各两个)。
 
 
Individual shower and dressing enclosures shall be provided similar to those specified for public showers of the swimming pool area.
每个淋浴和更衣隔断的设置,与游泳池区域的公共淋浴的规定相似。
 
4.4.4 STAFF LOUNGE (50 M²)

Maybe required to comply with local regulations or customs, union agreements, or merely to meet competition in the labour market. Size and specific requirements catered to the particular property will be established by SLIM's Hotel Area Programme.
也许为了遵守当地的规程或风俗习惯,工会协议,或者只是为了在劳工市场上竞争,可能需要设置员工休息室。具体的规模和要求,应该在SLIM酒店区域规划中进行说明。
 
When included in the programme, general requirement will be for a pleasant, comfortably furnished lounge type room, for use by off-duty staff for breaks, relaxation, light music, reading, card-playing etc.
如果在酒店规划中有此项说明,一般要求是装修舒适而且美观的休息室,不当班的员工可以在这里休息放松、听轻音乐、读书,玩纸牌等。

Where windows occur, treat in manner similar to Guest Lobby Lounge but without decorative lighting.

Doors

a. Entrance Door, 900mm x 2100mm x 45mm solid core painted wood door, in integral 2mm (14 gauge) metal frame, with mutes and extruded threshold, closer, push plate, pull plate and kick plate. Cylindrical deadbolt lock, keyed under Human Resources Grandmaster Key.
a.入口门,为900mm x 2100mm x 45mm喷涂实心木门,一体2毫米(14号)金属门框,设置突出门槛、闭门器、推板、拉板以及踢脚板。 设置圆柱形弹子门锁,钥匙由人力资源总管钥匙管理。
 
b. Interior Doors to storage or pantry, if necessary. Appropriate size hollow metal doors in metal frame per above; threshold; heavy-duty latch set.

Provide general level of illumination for reading, game and card tables, etc., and in accordance with approved furniture layout, provide convenience outlets for lamps, TV, vending machines, vacuum cleaner at base board level, etc.

4.4.5UNION OFFICE (15 M²)

Requirement will be established in Area Programme, and unless otherwise specified, will be equivalent to Human Resources Office in finishes, etc. with house phone plus direct outside line phone.
工会办公室要求将在区域规划中进行说明。如果没有其它的规定,其装修等应该与人力资源办公室等同,并配备有内线电话以及外线直拨电话。
 
4.4.6STAFF DINING/CANTEEN
4.4.6 员工餐厅、食堂
 
These facilities may either be self-service or assisted service type. A separated Executive Dining Room is not required. If religious grounds dictate, this may result in more than one single kitchen or service unit. The Area Programme will set forward any such requirements.
这些设施可以采用自助或及他助方式。并不需要设置单独的行政餐厅。如果宗教背景要求,可能会设置多个厨房或服务设施。区域规划中会说明此类要求。
 
As a general standards, the area is based on the following formula:

It is SLIM's policy that staff dining areas offer a pleasant, comfortable and bright dining social environment. It is necessary that the dining room be more attractive in both appearance and food quality than those of competing hotels in the locality.
SLIM的政策是员工就餐区域应该营造美观、舒适、以及明亮的就餐社会环境。员工餐厅应该比同一地区的竞争对手酒店的员工餐厅在外观方面,以及在食品质量方面,更加有吸引力,这一点是必要的。

a. Locate conveniently accessible to all employees (close to service elevators), and the main kitchen, an attractive satellite kitchen or the food preparation area. The staff toilets and lockers should also be nearby, or easily reached.
a.设置在所有员工都能方便达到的位置(靠近服务电梯设置),并靠近总厨房、有吸引力的小厨房或食品制备区域。 员工洗手间和衣帽间也应该设置在附近,或者是方便通行的地方。
 
 
 
b. Plan entrance off service corridor at location which will allow a line-up of staff at peak periods of food service, without blocking access to a busy or security-sensitive service function of the hotel, such as the elevators or an active storage room issue counter.
b. 将入口设置在服务走廊上,方便在就餐高峰期员工可以排队就餐,而不会堵塞酒店繁忙或保安敏感的服务区域的通道,例如电梯或忙碌的储物间物品分发台。
 
c. Locate kitchen to provide self-service line leading to seating area. Locate tray-washing or dishwashing section adjacent to exit, for direct drop-off by staff leaving room. Provide service entrance directly into kitchen for food deliveries, etc., if possible arranged so as not to interfere with food pick-up line. Kitchen will be planned, specified and detailed by food service consultant, and incorporated in the working drawings by the Architects.
c. 将厨房设置在可以提供朝向座位区域的自助餐流线。将托盘清洗或洗碗区域设置在出口旁边,方便员工在离开的时候可以直接在此放下餐具。设置直达厨房内部的服务入口,便于食品传递等。如果可能,该入口不应该干扰食品挑选流线。厨房应该由饮食服务顾问进行规划、说明和详细设计,并由建筑师整合到施工图纸当中。
 
d. Second exit for safety must be provided.
d.必须另外设置一个安全出口。
 
e. The Dinning Area could be zoned into Active & Quiet Zones. The Active Zone should encourage staff interaction, with larger table for big groups or provisions for combining smaller tables into a big one etc. It should be a more vibrant color scheme with wall hanged TV etc.
e. 餐厅区域应该划分成活跃区和安静区。活跃区鼓励员工互动,将提供大桌子,或可以让小桌子拼成大桌等。 这个区域将采用更加鲜明的色彩,并提供挂壁式电视机。
 
f.  A smaller quiet area should be provided where staffs want to have a more relaxing dinning experience. The furniture should also reflect this mood, e.g. with soft pad seating etc.

g. There should be a spatial separation between the active and quiet zone. By change in level, screen, color scheme etc. subject to recommendation from the designer.

h. There should also be newspaper and magazine stand provide reading materials for the staff to enjoy after dinner.

i. The whole canteen area should be ideally acoustically and spatially separated from the kitchen plus food & drink collection area. To reduce noise and smelt generated from the kitchen and food collection area to the eating area.

j. Direct view into the dish washing and kitchen areas should be avoided. E.g. the tray collection opening for the dish washing room and food delivery hatch between kitchen and buffer table should be a long and small opening at approximate desk top level.

Finishes
装饰:
 
Seating arrangements and finishes shall be planned and selected by SLIM (under HEOS budget) and incorporated in the working drawings by the Architects. The following are minimum standards.
座位安排以及装修应该由SLIM(包括在HEOS预算内)进行规划和挑选,并由建筑师整合到施工图纸中。 下列是要求的最低标准:
 
a. Floors: Non-Slippery Homogenous tile, colour selection approved by SLIM.
地板:防滑同种瓷砖,采用色彩需要经过SLIM的批准。
b. Bases: Vinyl skirting
基础:乙烯墙裙。
c. Wainscot:: In seating areas, on walls exposed to chair damage, provide scratch-resistant wainscot or chair rail. All exposed external corners in kitchen to be protected by heavy (2.5mm or 12 gauge) stainless steel corner guards 1200m high.
护壁板: 在座位区域,在可能被椅子碰伤的墙壁上,应该设置防划痕的护壁板或者挡椅线。厨房内所有的外露外部拐角,都应该采用1200毫米高的重型(2.5毫米或12号)不锈钢护角进行防护。
 
d. Walls: Emulsion paint. Gloss enamel above kitchen wainscot, in colour selected by Architect and approved by SLIM.
墙壁: 乳胶漆喷涂。在厨房护壁板上方采用光滑磁漆面,其色彩由建筑师选定,并需经过SLIM的批准。
e. Ceiling: Acoustic tile on exposed metal grid in seating areas. Washable ceiling on exposed metal grid in kitchen area.
天花板: 在座位区域设置外露金属隔栅安装隔音砖。 在厨房区域设置外露金属隔栅安装可清洗天花板。

Moreover, there is large a number of Food & Beverage staff who are on split shifts, Sleeping Room should be provided for them to take a nap during the break hours.
